# Pre-Sale Travertine Floor Polish - Ahwatukee Foothills

We got a call this week from homeowners in the Ahwatukee Foothills area who were preparing to list their home for sale. The travertine floors throughout the home were dirty, dull, pitted, and scratched. They needed the floors to look presentable for showings but were on a tight budget having just moved into their new home. We put together a plan that maximized results within their budget.

## What We Found

The travertine floors had years of built-up dirt, soap residue, and foot traffic wear. The natural shine was completely gone, replaced by a flat, cloudy appearance. The stone was visibly pitted with small holes throughout, and there were scratches across high-traffic areas. The grout lines were cracked and broken in several spots. The kitchen countertops had also lost their polish and had visible cracks along the backsplash where the stone meets the wall.

## Working Within a Budget

Not every project needs the full restoration treatment. When homeowners are on a budget, we work with them to prioritize the services that deliver the most visual impact for the investment. In this case, we recommended a deep cleaning followed by a chemical polishing process for the floors and countertops, plus crack filling along the backsplash.

It's important to be transparent about what chemical polishing can and cannot do. This process revives the shine and removes surface dullness, but it does not remove scratches, fill holes in pitted travertine, or repair broken grout. Those are separate services our clients declined in order to stay within budget.

## The Cleaning Process

We started with a thorough deep cleaning of all travertine surfaces using professional-grade alkaline cleaning solutions. This removed the layers of embedded dirt, soap scum, and residue that had built up over the years. Even before polishing, the difference was dramatic. The natural color and character of the travertine came back immediately once the grime was removed.

## Chemical Polishing - Reviving the Shine

After cleaning, we applied our chemical polishing process to the entire floor area. Chemical polishing uses a specialized compound that reacts with the calcium carbonate in the travertine to create a renewed shine on the surface. The process is faster and more affordable than mechanical diamond polishing, making it ideal for pre-sale situations where budget matters.

The results were impressive. The floors went from flat and lifeless to having a warm, natural glow with visible light reflection. For a home about to go on the market, this level of improvement makes a significant difference in how buyers perceive the space.

## What We Did Not Do (And Why)

We always believe in being upfront with our clients about what each service does and does not accomplish. On this project, the homeowners chose not to include the following services to stay within their budget:

-   Scratch removal - Chemical polishing does not remove scratches. That requires mechanical diamond honing and polishing, which is a more involved and costly process. 
-   Hole filling - The pitting and small holes throughout the travertine were left as-is. Filling these requires a separate process using color-matched epoxy or resin. 
-   Grout repair - Broken and cracked grout lines were not repaired. Proper grout repair involves removing the damaged grout and replacing it with fresh material. 
-   Sealing - Impregnating sealer was not applied. We recommended the new owners consider sealing after purchase to protect the stone long-term. 

These are all services we offer and could have performed, but we respect our clients' decisions and work within whatever budget they set. The cleaning and chemical polish alone transformed the appearance of the home.

## Countertop Polish and Backsplash Repair

In addition to the floors, we re-polished the travertine kitchen countertops using the same chemical polishing process. The counters went from dull and worn to smooth and lustrous. We also filled the cracks along the backsplash where the countertop meets the wall. These gaps collect moisture, food debris, and can harbor mold over time. Filling them creates a clean, finished appearance that buyers notice.

## The Results

The transformation was exactly what these homeowners needed. The floors went from dirty and dull to clean and glowing. The countertops regained their polish. The backsplash cracks were sealed and clean. All of this was accomplished in a single day at a price point that worked for their pre-sale budget.

If you're listing your home for sale, clean and polished stone floors and countertops can significantly impact buyer perception. Even a budget-friendly cleaning and polish makes a home feel well-maintained and move-in ready. First impressions matter.

## Chemical Polish vs. Mechanical Polish
